Essential information

What is Kousek Bytu?

Kousek Bytu is a project opening up the real estate market to the general public, even for those who cannot afford an entire property. We've divided properties into "pieces" worth 20.000 CZK each, and everyone can choose to buy one piece, several pieces, or even the entire apartment. The entire purchase process is online - from choosing the apartment to placing the order and paying to contract signing.

How are the apartments divided into pieces?

The apartments are divided into pieces worth 20.000 CZK each.

Can I purchase pieces from multiple apartments?

Yes, choose pieces from all the apartments you like, add them to your cart, and place an order.

Why can’t I buy just a piece from certain apartments?

Our portfolio consists of apartments divided into pieces and apartments available only as whole units.

What’s the difference between apartments “With Service” and “Without Service”?

By choosing the “With Service” option, you receive full property management, including tenant relations and maintenance by a service company - making ownership hassle-free. You’ll receive both capital gains and a guaranteed rental yield. By choosing the “Without Service” option, you manage the apartment yourself, receiving only the capital gain (upon the sale of your share).

Purchase process

How does the purchase of a piece in Kousek Bytu work?

It’s as simple as shopping online. Select the (pieces of an) apartment, choose your share amount, and complete the entire process online in just a few minutes.

What is the minimum and maximum amount of investment?

You can buy one piece for 20.000 CZK or split the payment over 10 monthly installments of 2,000 CZK each. There is no upper limit.

Can I pay in a currency other than Czech koruna?

No, currently payments are only accepted in Czech koruna.

Can the purchase and contract be done entirely online?

Yes, the entire process, including the purchase and contract signing, is possible online.

How can I track the performance of my share?

You can monitor it in your Client Zone, accessible via a link in the email sent after payment completion. You’ll also be able to expand your portfolio there.

Payment

How can I pay for my apartment piece?

You can pay for your chosen property in a one-time payment, split it over 10 months, or use our financing options.

When is installment payment available?

Installment payments are only available for unfinished development projects - before the final inspection prior to moving-in.

Why is the first installment higher than the remaining ones?

When choosing to “¨Split the payment”, a one-time service fee for processing and maintaining the payment schedule (5% of the invested amount) is included with the first installment.

What fees are associated with the purchase and management of the apartment?

For one-time purchases “With Service,” no additional fees are included. Management of those apartments are handled by Parthome Services s.r.o.

Is the guaranteed rental yield already net of any potential fees and, for example, contributions to the maintenance fund?

Yes, the guaranteed net rental yield is free of all other fees and payments.

What specific financing options are available when buying a whole apartment?

Can the purchase be financed with a building savings loan?

Yes, financing of up to 3.5 million CZK from a building savings loan is available.

Ownership

What type of ownership is involved?

This is a cooperative share. For whole apartment purchases, we also offer personal ownership, into which the apartment can be transferred after approval.

How will I be registered in the Cadastre of Real Estate?

The apartment will be owned by the housing cooperative. You’ll become an owner of a cooperative share (for the whole apartment) or a co-owner of a cooperative share (for a piece of the apartment) when you join the cooperative. Shareholders aren’t registered in the Cadastre of Real Estate.

How is my purchased piece of the apartment protected?

Your ownership is protected by law under the regulations of cooperative housing. It is outlined in the cooperative’s statutes, which comply with the law, ensuring strong ownership protection.

Will I receive confirmation of cooperative membership after payment?

Immediately after the order, you’ll receive an email with the contract documentation for your purchased piece(s) of the apartment. The documentation takes effect upon full payment of the membership contribution. You become a cooperative member upon meeting three conditions: signing the contract, fulfilling the contribution requirement, and registering the cooperative as the apartment’s owner in the land registry.

Can apartments be transferred from cooperative to personal ownership?

Yes, all apartments purchased “Without Service” can be transferred to personal ownership after the building's final inspection. Apartments “With Service” can only be bought under cooperative ownership. The advantage of cooperative ownership is the exemption from income tax on sales after a holding period of over 5 years, compared to 10 years for personal ownership.

Returns

When and how often will I receive the guaranteed rental yield?

We pay the guaranteed rental yield once a month after the project's final inspection via the Client Zone.

Why didn’t I receive the guaranteed rental yield this month?

We pay the guaranteed yield 12 months a year, but if the apartment is vacant, we may withhold payment for one month. For the other 11 months, we guarantee the rental yield, even if the apartment is vacant.

Why can’t I withdraw the guaranteed yield to my bank account?

You can withdraw amounts to your bank account from 1.000 CZK and up.

Taxes

What taxes apply to a Kousek Bytu purchase?

There are three types of taxes: property tax, which is paid by the cooperative; income tax of 15% on the guaranteed rental yield; and a 15% income tax on the sale, from which you’re exempt if you hold the property for more than 5 years. If you hold the purchased piece or whole apartment for less than 5 years, you must pay a 15% tax on the capital gain. We recommend holding investment property for at least 5 years.

Does property tax apply to cooperative-owned apartments?

Yes, property tax applies to cooperative-owned apartments, but the cooperative pays it, so there’s no extra cost for you as a member.

Risks

Is the project developer insured?

Yes, the developer has insurance for the project construction.

How are apartments insured?

After approval, the housing cooperative becomes the owner of the apartments, which will be insured along with their furnishings.

What happens if the project isn’t completed?

In such a case, the cooperative will return the full amount of invested funds to all clients.

What happens to the apartments, and who is responsible for the cooperative’s obligations if the cooperative fails financially?

The cooperative’s finances are entirely transparent, and results are accessible to all cooperative members. The goal is to manage well, but if management is poor, members can act immediately according to the options specified in the cooperative’s statutes.

Selling process

When will the capital gain be paid?

The capital gain is the difference between the purchase and sale price, realized upon the property’s sale.

How and when can I sell my piece of the apartment?

You can sell at any time - we recommend a horizon of about 10 years or more. You can sell through the Kousek Bytu platform – we will list the share on the secondary market so that someone else can express interest. Alternatively, you have the option to sell outside of the Kousek Bytu platform to a third party. If necessary, we allow a quick exit within 30 days, otherwise, the duration of the sale depends on how quickly a buyer is found.

How quickly can I sell my piece?

When you decide to liquidate your share, you can list it on or outside the Kousek Bytu platform. The sale duration depends on finding a buyer. Under certain conditions, we also allow a quick exit within 30 days.
